Meet Alice Lindley: The Detail-Driven Force Behind Optimum Property Management

When it comes to protecting your real estate investments or finding the perfect place to call home on the Oregon coast, experience, integrity, and a sharp eye for detail matter. For over two decades, Alice Lindley has been delivering exactly that.

As the Principal and Founder of Optimum Property Management, Inc., Alice has built a reputation in the Brookings and Harbor communities as a resourceful, proactive, and deeply dedicated property management professional. Since establishing Optimum in 2005, her mission has remained clear: protect the homeowner’s asset for the long haul while fostering thriving, comfortable spaces for local tenants.

A Foundation Built on Real Estate Expertise

Alice didn’t just stumble into property management; she built her career from the ground up by combining hands-on community management with heavy-hitting financial expertise.

Her real estate journey began in San Diego during the late 1990s. While managing properties on-site, she simultaneously worked full-time handling complex real estate accounting portfolios for top-tier developers, mortgage bankers, and Real Estate Investment Trusts (REITs). This unique background as a specialized real estate accountant gave her a massive advantage. It taught her to view property management through a analytical, financial lens—focusing sharply on maximizing net operating income and protecting property values rather than just looking at gross receipts.

Her passion for the industry solidified when a national property management firm handed her the reins to a massive, upscale, new-construction startup community in San Diego. From there, she went on to manage diverse portfolios across Southern California, including luxury executive suites in La Jolla, and even earned certification as a HUD housing voucher specialist.

Making Brookings Home

In 2003, Alice relocated from San Diego to Oregon. She quickly fell in love with the pristine, vibrant, and quaint charm of the Brookings area, adopting it fully as her true home. Seeing a need for a professional, highly organized, and communicative property management agency, she launched Optimum Property Management, Inc. in 2005.

For over twenty years, Alice has used her deep local network and industry experience to serve long-term housing needs and vacation rental homes alike.

The “Optimum” Approach: Putting Clients First

What sets Alice apart is her tailored, boots-on-the-ground approach to property care. Whether a homeowner prefers to stay hands-on or wants to completely hand over the keys to a trusted professional, Alice adapts seamlessly to meet their specific goals.

Under her leadership, Optimum Property Management operates on a firm foundation of core values:

  • Financial & Analytical Precision: Backed by her accounting background, Alice delivers meticulous monthly statements, tight expense controls, and strategic rent analysis to keep vacancies low and returns high.
